Terms and Conditions for Heath Farm Holiday Cottages

We are a family run business taking great pride in the quality and standard of our cottages. We aim to provide a professional and friendly service to all our customers and we are always happy to answer any queries both prior to, and during your visit. Our team work hard to ensure the cottages are meticulously cleaned and prepared for your visit. Please do not hesitate to speak with us if there are any issues or you feel our high standards have not been met.
These are our terms and conditions which we kindly ask you to read and respect.

Booking Conditions

Please note that all bookings are subject to confirmation (usually within 48 hours). If you are a returning guest please notify us when you place a booking so that your loyalty discount can be applied to your initial booking. Loyalty discount is not applied to already discounted prices.


A standard deposit of 25% is required for each booking.
The balance is due at 8 weeks prior to the start of your holiday. For bookings made within 8 weeks of the start date, full payment is required on booking.
Cheques, to be made payable to D.M. and C.M. Barbour.
Cards to have at least 3 month validity beyond the dates booked.
All prices include electricity, heating, firewood and all linens and towels.


General Policy – Cancellations made within 14 days of your arrival date will only be refunded at the owners discretion. Any cancellations request made more than 14 days prior to your arrival day will be given a full refund.

Covid Policy In these uncertain times, it is reassuring to know that if you are unable to travel to take your holiday because of a national lockdown then Heath Farm Holiday Cottages will guarantee that if you do not wish to move your booking to a later date then you will get a full refund.

The refund guarantee covers lockdowns, but does NOT cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid, or are required to quarantine or self-isolate. These events can be covered by you taking out travel insurance. There are a number of policies that include cover for illness with Covid and self-isolation (example links below) or you can look for suitable cover on comparison sites such as www.gocompare.com.

We are not selling, promoting, endorsing or recommending any particular product, and do not benefit financially from, nor have any formal relationship with, any of these providers.


Guest numbers

The number of people staying in any cottage must not exceed the stated number booked unless agreed in writing prior to your stay.
Please let us know the required number of beds to be made up. We assume one double for two people unless otherwise advised.
We need written notification of any changes in number of beds etc preferably a week before your arrival, but at least 24 hours prior to arrival. We reserve the right to charge for additional linen and towels for additional guests. Adults are charged at £40 per adult & children are £25 per child. Infants under 2 are free & we supply cots, high chairs and stair gates free of charge.

Guest requirements

Please tell us if you have any special requirements e.g. allergies, etc. in writing before your arrival. We can provide non-feather pillows and duvets with a minimum of 24 hours notice.


Extra cleaning will be charged at £15.00 per hour in the exceptional circumstance that guests leave the cottage and their contents in a state deemed unreasonable by the owners.

Please do not use towels to remove make up or fake tan, or take them outside. We reserve the right to charge excess laundry charges for towels that have been stained or marked.  If towels are so badly stained that we need to replace them we reserve the right to charge for a replacement set of towels in the region of £45.00.

Covid Protocol – An excess charge of £20 will be charged if bins are not emptied from cottages, towels not hung up to dry or windows not left open.

The holiday maker is responsible for the property booked during their stay and is expected to take reasonable care of it and its contents.

Heath Farm Holiday Cottages reserves the right to charge for replacement items or repairs for any damages or losses. Stains & marks to soft furnishings, damages, breakages or losses must be reported to us as soon as possible so that compensation can be agreed.

The owners (D M & C M Barbour) are not liable for any accident or injury occurring at the premises save where the accident or injury is as a result of the negligence or wilful misconduct of the owner.

The guest should not engage any third party to provide any service at the property without the consent of the owner (and where relevant the owner’s insurers) and that in making a request for consent, the guest should provide written details of the service provider (and any information requested by the owner’s insurers) and the service to be provided and that consent will only be given where the third party supplier has appropriate insurance cover and has provided information relating to the insurance that is required.

We will not accept liability for the activities of third party suppliers and where we make a suggestion or recommendation of a particular third party supplier, that will be based on the genuine belief and experience of the owner / or feedback received by the owner from other guests / contacts, and the owner shall not be liable for the failure of a particular service provider to properly perform the relevant services, this being a matter between the guest and the relevant third party service provider.

The property is for holiday use only and  guests should not engage in anything dangerous at the property.

Check in time from 5.00 pm. Please let us know your estimated time of arrival to ensure we are here to welcome you.

Check out time by 9.30 a.m. If you ask in advance (at least 24 hours before departure) we may be able to arrange a late check out. Please respect our cleaners time. We will make a £20.00 charge per hour/part hour for any delay. We reserve the right to come into the cottage/s after an hour.

Strictly no smoking indoors. 

No pets.

Internet access including WiFi

All cottages include Internet access via both fixed line and WiFi, by accepting our Terms and Conditions on booking you agree to not use our Internet connection for any illegal purposes including but not limited to spamming, hacking, downloading or uploading any data deemed illegal in the U.K. You also accept that we have the right to terminate your access at any time.


Children must be supervised at all times but particularly nearby animals, ponds, hot tubs and whilst using equipment. No access allowed inside barns. It is your responsibility to read and comply with our risk assessment found in the welcome folders in the cottages.

The courtyard and top garden is a designated “Quiet Zone”. Please be respectful of other guests who may be enjoying their peace and tranquility.

Hot Tubs

Chestnut, Walnut and Aslan cottages have access to designated private gardens with hot tubs for their exclusive use. The following information applies only to Chestnut, Cobnut and Aslan cottages:

Please shower in your cottage before entering the hot tub to avoid polluting the hot tub water with moisturiser, sun tan lotion, make up or any other oily substances.

If you have recently applied fake tan please do not use the hot tub as we will have to empty the water out and reheat it before it can be used again. This takes approximately 15 hours and you will be charged an excess cleaning fee.

Please ensure children are supervised at all times when using the hot tub.

We check the ph levels of the hot tubs daily and may need to add chemicals to the water to rectify any imbalances. Occasionally this will mean you cannot use the hot tub for an hour or so in order to give the chemicals time to work and wait for the water to be safe, please be patient.

Please notify us immediately if you notice any issues.

The hot tubs are available for use from 10am to 10pm.

We ask that guests be respectful of each other and not engage in overly noisy or inconsiderate behaviour when using the hot tubs.

We provide bathrobes and beach towels for use with the hot tubs, please do not take the bathroom towels outside. We reserve the right to charge extra laundry charges for bathroom towels that have been stained by taking them outside.

We reserve the right to close off the hot tubs in the event of any safety concerns.
